Basements are an excellent way to give you more space without the cost and hassle of moving. We can sometimes complete a basement whilst you remain in the property this will largely depend on site restrictions.
Pretty much anything you like! Among other things, we have created basements for indoor swimming pools and gym facilities, cinema rooms, open plan kitchens and staff and visitor’s accommodation. You can create the space to fulfil your requirements. Plant rooms, utilities, and hairdressers, and relaxation or therapy premises etc.
The size of basement depends on how much land you have and your budget. You can have a single storey retro fit basement or even a multi-level basement. Basements can be designed to ensure that there is natural light and of course, this will include full waterproofing details as part of the package.
All new basements will need planning permission and building regulations. We can advise you on the appointment of a design team. This can also include expert advice on all party wall matters.

Subject to relevant permissions, you can add a basement, even if your property is listed. Patterson Construction can advise you on any required listed building consent.

As a member of ASUC we will provide a 10-year insurance backed guarantee (BIG) to include consequential losses and alternative accommodation up to 26 weeks. This insurance guarantee is transferable to any prospective new owners of the property. Subject to ASUC terms and conditions.
