We have created basements in all sorts of properties, from a mews house in central London who wanted to create more living space to a detached property who wanted to create a leisure area with an indoor swimming pool, gym and cinema room. You can have what you want!
Working directly with you or in collaboration with your professional advisor; designer, architects or builders there is a solution.


Why add a basement to my property?

Basements are an excellent way to give you more space without the cost and hassle of moving. We can sometimes complete a basement whilst you remain in the property this will largely depend on site restrictions.

What will it allow me to do?

Pretty much anything you like!  Among other things, we have created basements for indoor swimming pools and gym facilities, cinema rooms, open plan kitchens and staff and visitor’s accommodation.  You can create the space to fulfil your requirements. Plant rooms, utilities, and hairdressers, and relaxation or therapy premises etc.

How big a basement can you build?

The size of basement depends on how much land you have and your budget.  You can have a single storey retro fit basement or even a multi-level basement.  Basements can be designed to ensure that there is natural light and of course, this will include full waterproofing details as part of the package.

What are the rules around basement extensions? Do I need planning permission and what about party walls?

All new basements will need planning permission and building regulations.  We can advise you on the appointment of a design team. This can also include expert advice on all party wall matters.

What is the process?

Contact Patterson Construction, feasibility study, design and planning, building regulations and permissions and then construct your basement.

My property is a listed building. Does that mean I can’t add a basement?

Subject to relevant permissions, you can add a basement, even if your property is listed. Patterson Construction can advise you on any required listed building consent.

How much will it cost?

That will depend on the size, scale and restrictions to your property. We will be happy to provide a free budget cost based on your requirements.

What guarantees or warranties do you have?

As a member of ASUC we will provide a 10-year insurance backed guarantee (BIG) to include consequential losses and alternative accommodation up to 26 weeks. This insurance guarantee is transferable to any prospective new owners of the property. Subject to ASUC terms and conditions.
