Oxford Street

The redevelopment of 25–27 Oxford Street transformed a prominent city-centre property into a modern mixed-use commercial building, comprising high-quality retail accommodation at ground floor with contemporary office space above. The project included extensive demolition, structural alterations, the construction of a new basement, new lift shafts, upgraded vertical circulation, façade restoration, a new shopfront and the complete integration of new services throughout the building.

Located on one of the busiest shopping streets in Europe, the project demanded exceptional planning and logistical management. Construction activities were undertaken within an extremely constrained footprint, bordered by continuous pedestrian movement on Oxford Street and restricted servicing access from Falconberg Mews. Every stage of the demolition, structural works and material deliveries had to be carefully programmed to minimise disruption to neighbouring businesses and the public while maintaining safe access around the site. The scheme also required the retention and repair of the historic façade, specialist stone restoration and the installation of a new feature shopfront, combining modern construction techniques with the conservation of the building's architectural character.

Internally, the redevelopment involved the formation of new lift shafts, upgraded circulation cores, basement accommodation, retail servicing areas and new office facilities. The works introduced new structural elements throughout the building while coordinating complex architectural, structural and building-services packages within the retained structure. New pavement vaults, fire strategy requirements, retail access arrangements and modern servicing infrastructure were incorporated to meet the operational demands of a contemporary mixed-use development.

The completed project delivered a contemporary commercial development that successfully combines modern retail and office accommodation with the restoration of its historic Oxford Street façade.
