Major refurbishment of serviced apartments and shared facilities in an occupied Park Lane property, including improved accessibility and connections with the adjoining building.

The project involved the construction of a new multi-storey link structure between 55 and 60 Park Lane, creating a direct connection between the residential apartments and the principal reception and concierge areas. The works included new lift shafts, two 13-person passenger lifts, link corridors, lift lobbies, structural steelwork, access stairs and extensive alterations to the existing buildings. New openings were formed across multiple levels so the apartments could connect directly into the new circulation route, while the lower levels were finished in brickwork to relate to the existing buildings and the taller lift structure was clad in large-format porcelain panels.


The location presented major logistical difficulties because the new structure was formed within a confined internal lightwell between two occupied buildings. There was no simple route from Park Lane for piling equipment, steelwork or large materials, so a temporary construction opening had to be formed through the basement wall between the 55 Park Lane car park and the basement of 60 Park Lane. The existing spiral staircase was removed and retained for reinstatement, allowing plant and materials to be brought through the building and into the courtyard work area.


The works were carried out within an operational residential development, where tenant access, fire escape routes and essential services had to remain available throughout the programme. Contractor movement was limited to agreed back-of-house stairs and service lifts, with some apartment and corridor access shared with residents. Deliveries, strip-out and corridor works were restricted to controlled hours, and the contractor was required to maintain safe public routes and provide residents with access to their apartments during the working day.


The completed scheme created a secure and high-quality connection between the two buildings, integrating the apartments with the main reception and concierge facilities. The project combined substantial structural engineering with tightly managed logistics, phased service diversions and high-end interior construction in one of central London’s most constrained residential locations.
