The Challenge

Appointed as Principal Contractor, we were commissioned to deliver a complex airspace extension to an occupied residential building in the Royal Borough of Kensington: a new two-storey rooftop structure positioned five floors above ground level, while the building remained fully operational throughout. Located on a prominent and busy road junction, the project presented significant logistical and structural challenges, including restricted access and the need to retain the building’s existing pediment.


Our Approach

We managed restricted site access, coordinated with local authorities for temporary highway works including crane operations, and implemented extensive temporary works and robust safety protocols to protect residents and the surrounding area. The structural package included scaffold and hoist installation, full demolition of existing roof structures and coverings, construction of a new steel frame and timber roof, a two-storey VM Zinc mansard exterior, and supply and installation of windows and doors.


The Outcome

A two-storey rooftop extension was successfully delivered on a constrained, occupied residential building on one of Kensington’s busiest junctions, on programme, with the building’s heritage character preserved and residents minimally disrupted throughout.
